One of Denver's most recognized historic structures -The Pride of the Rockies Flour Mill
Through archival photographs, the developer and architect found that parts of the flour mill had endured -- and survived -- a series of dramatic fires. Interviews with descendants of mill workers and research on mills of a similar vintage revealed some of the purposes of the mysterious holes in floors and ceilings that connected the mill's many levels. Though it had suffered years of vandalism, some gears and fixtures had remained to bear witness to the building's heyday. Respect for the mill's history led to many discoveries that helped to direct the way the building was restored and modified -- like exposing the original chimney on each floor. By uncovering and revealing this history, another chapter was created by carrying a piece of Denver's industrial past into the present.
A unique opportunity
This project rendered the ultimate loft conversion and a refreshing blend of history and modern design. Units that for structural reasons are separate on all other floors of this historic building are connected on the 6th Floor, making this the building's only full-floor Penthouse loft with over 5,300 square feet of well-planned space.
The south side of the 6th Floor Penthouse encompasses the owner's private quarters. The old becomes modern with 14-foot ceilings and 9-foot windows that provide views of all that Denver and the Rockies have to offer. The great space is centered around a circular chef's pro-grade kitchen complete with the charm of a traditional pizza oven. It has an out-of-this-world circular drop ceiling, an oversized brass hood and spaces engineered to take advantage of some of Colorado's most magnificent views. This home is easy to love. Select a peak vintage from the one-of-a-kind temperature controlled custom wine armoire that spans from floor to ceiling and relax as you take in views that include Coors Field and the skyline of Denver on one side, Union Station on another, and the expanse of Denver's front range, including three of Colorado's famed 'fourteeners'. About 35 trains saunter past each day, seen but not heard. Lights and sights constantly shift and no two sunsets are ever the same.
No detail was left unattended
The architect mimicked the circular shape and 22-foot diameter dimensions of the Flour Mill's storage silos throughout, creating circular spaces that are comfortable yet a judicious use of space. Walls set at five degree angles with dramatic floor lighting, the original exposed brick and expansive spaces make for a lifestyle far beyond the typical uber-modern decor of many lofts.
Everything works together to create a warm and comfortable atmosphere including the fireplace and built-in entertainment center. A sophisticated Denon THX surround sound system is wired throughout and the Lutron five scheme lighting system allows you to set any mood. A balcony overlooking the Mile High City helps bring the warmth of your home outside and the excitement of the city in.*
A short commute or use your imagination
The north side of the loft, currently used as office space providing the shortest commute in Denver, may be kept as is, or easily repositioned to maximize living and entertaining space. This side of the 6th Floor Penthouse includes three round silo rooms suitable as cozy bedroom and bath areas. Repositioned, this side would make an ideal mother-in-law apartment, nanny's quarters, or enhanced living space for a larger family or the consummate entertainer. Perhaps a recreation room with wet bar and guest quarters. Or simply keep the space open for a gallery of your world-wide art collection. The possibilities are yours to create. This side also features a 300 sq. ft. balcony.*
Recreation delight
Located in the Central Platte Valley in one of downtown Denver's most prestigious communities, the Flour Mill Lofts face Cuernavaca Park along the South Platte River where kayakers and dogs share the water. Just outside the main entrance is a trail system that leads you in all directions for long runs and smooth biking. To the east within walking distance is Coors Field and an endless array of restaurants, galleries, museums, and cultural performances.
